What we review

DSCR second lien requirements

Loan programs differ. The Equity Desk reviews the following information to understand your request and confirm which current options can be considered.

Business-purpose investment property

The DSCR second-mortgage review is intended for non-owner-occupied rental property and funds used primarily for business or investment purposes.

Existing eligible first mortgage

The senior lien must remain in place and pass type, payment, servicing, credit-reporting and status review.

Combined leverage

The first mortgage, any subordinate lien remaining and the requested second mortgage are measured against the property value.

Combined cash flow

Rental income must support the qualifying obligations from both liens plus property taxes, insurance, HOA and applicable expenses.

Seasoning and listing history

Many standalone routes require at least six months of ownership and no recent listing for sale. Exact rules are program-specific.

Property and rental support

Property type, condition, appraisal, lease, market-rent support and short-term-rental treatment vary by investor.

Important: The information on this page helps you prepare an inquiry. Current program requirements and complete underwriting determine whether a loan can be offered.

Helpful documents after your initial inquiry

Have your current mortgage statement, any HELOC or second-mortgage statement, property tax and insurance figures, association dues if applicable, and rental-income support available. The desk will explain the additional application, credit, valuation and title documentation needed for a particular program.

Do not send sensitive records through the quote form

The initial form asks for estimates and contact details, not a Social Security number, date of birth, bank login, full account number or identity document. Use an approved secure document process only after a specialist explains the next steps.

You can ask for help with an unusual property or loan

Credit history, recent ownership, a sale listing, incomplete rent records or a high preliminary CLTV may require a different review. You can still submit the scenario. A specialist, rather than the initial form, determines which current options can be considered.
