Second-position financing for investors

Investment property second mortgage review

DSCREquityLoan offers a business-purpose scenario review for non-owner-occupied investment property. It is designed around a second-position loan behind an existing eligible first mortgage.

What the desk captures

  • Property value and property type
  • Existing first-mortgage balance, payment, rate and structure
  • Existing HELOC or second-lien balance and payoff treatment
  • Requested new second-lien amount
  • Current and proposed combined lien balances
  • Current and proposed CLTV
  • Rent, taxes, insurance and HOA

What happens after you submit

A specialist checks current program availability, state and ownership requirements, the existing first mortgage, ownership history, recent sale listings, valuation, rental documents, credit and mortgage history.

The initial result identifies the next review needed. It is not an approval, rate lock, official Loan Estimate or commitment to lend.

Second mortgage or cash-out refinance?

A cash-out refinance replaces the first mortgage with a new loan. A standalone second keeps a qualifying first mortgage in place and adds another loan. Compare the combined monthly obligation, closing costs, repayment terms and any existing prepayment provisions—not just one advertised rate.

An existing HELOC changes the title review

Keeping a HELOC or another second open may put a new loan behind that lien unless the required priority arrangements can be completed. We keep that debt in the leverage review, but do not assume that a new loan will automatically be in second position. An undrawn HELOC can still be a lien.

A property with no mortgage needs a different structure

When a property is free and clear, there is no existing first mortgage to keep. The inquiry still goes through, but the desk must review first-lien or other available equity financing rather than describe the request as a standalone second.
