Business Purpose Only

Business-purpose DSCR second mortgage for real estate investors

DSCREquityLoan.com is built for financing secured by non-owner-occupied investment property when the proceeds are intended primarily for a business, commercial or investment purpose.

What the initial review asks

  • The subject property is a rental or investment property
  • The borrower, LLC member or family member will not occupy the property
  • The requested proceeds are not primarily for personal, family or household use
  • The property state and ownership structure, which need to be checked against current program requirements
  • The final purpose classification remains subject to lender and compliance review

Business-purpose classification does not remove underwriting, appraisal, title, state, credit, investor or disclosure requirements. It also does not guarantee that a particular second-lien program is available in every state.

Property use and proceeds purpose are separate questions

Owning a rental does not automatically make every loan request business-purpose. The actual use of the property and the primary intended use of the funds both matter. Holding title in an LLC does not by itself convert personal or household borrowing into a business-purpose loan.

Primary-residence and personal-purpose inquiries

Select the actual occupancy and purpose in the form, even when it is not a DSCR scenario. Primary residences, second homes, family occupancy and personal or mixed proceeds need a separate review of the product and property state. Do not select business purpose just to move through the form.

One inquiry does not mean one set of rules

The business-purpose state reference applies to the DSCR review only. It is not a statement that consumer-purpose financing is available in those same states. The desk must confirm the legal entity, applicable permissions and current program requirements before offering terms.
