Rental-property equity without replacing the first
Rental property equity loan through a DSCR second lien
A standalone second mortgage may let an investor access a defined lump sum while an eligible first mortgage remains in place. The Equity Desk evaluates the rental property as one combined structure—not as an isolated second loan.
Keep useful first-lien debt
The review begins with the existing first-mortgage balance, payment, rate, type, servicing and current status.
Define the equity target
The requested second lien is compared with current equity, existing subordinate liens and the property value.
Test the combined structure
Current and proposed total loan-to-value, rental income and monthly property costs help the desk evaluate the requested amount.
Common business-purpose uses
- Acquire another investment property
- Renovate or reposition a rental
- Replace qualifying business-purpose debt
- Provide working capital for an investment business
- Create portfolio liquidity while preserving an existing first mortgage
Final use-of-proceeds classification is determined after complete review. DSCR financing is not for personal, family or household purposes. You may still submit other equity inquiries for separate product and state-permission review.
Know the difference between equity and available cash
Property equity is the estimated property value minus debt secured by the property. The amount you can borrow may be lower than that equity. Credit, rental support, total leverage, property type, existing loan terms, title and current program rules all affect the review.
Plan around the cash you actually need
The requested new loan is not necessarily the cash paid to you. A payoff of an existing second mortgage and closing costs reduce the cash available. Tell the desk both your desired use of funds and whether another lien needs to be replaced.
Long-term and short-term rentals need different support
An executed lease may support a long-term rental review. Short-term rentals can require additional income history, seasonality and local-permission review, and not every program accepts them. Selecting a short-term rental in the form keeps your inquiry moving to a specialist; it is not an automated program match.
